MAJOR FUNCTION 主要功能:
Handle the professional system?and assist the maintenance to the hotel each system. Solve the breakdown timely. Ensure the proper operation of the each system?and the relevant equipments.
主要負(fù)責(zé)本專業(yè)系統(tǒng)及協(xié)助酒店各系統(tǒng)的維修保養(yǎng)，及時(shí)處理設(shè)備故障。確保每個(gè)系統(tǒng)正常運(yùn)行，以及相應(yīng)設(shè)備正常工作。

Assist Building Services Engineer to finish daily job assignments to ensure the reliable operation of All of the?hotel?system, including the safety operation of all electromechanical equipment’s.
協(xié)助樓宇設(shè)備工程師完成每天工作分派，確保酒店所有系統(tǒng)可靠運(yùn)作，以及所有機(jī)電設(shè)備安全運(yùn)行。

Ensure the proper operation of the?system equipment’s, practice timely preventive maintenance and repair. Manage the purchase of standby and improve engineer’s working efficiency. Be able to carry out the routinely maintenance and prevention to the ordinary equipment’s. Be able to organize and lead the engineers to accomplish the check to complicated equipment’s and system.
負(fù)責(zé)系統(tǒng)運(yùn)行正常；做到及時(shí)預(yù)防和正確維修。管理好備品備件的補(bǔ)倉和員工的工作效率。可獨(dú)立完成一般設(shè)備例行保養(yǎng)及維修，并能組織并帶領(lǐng)技術(shù)員協(xié)助完成較為復(fù)雜設(shè)備或系統(tǒng)的檢修。

Assist the maintenance and Prevention work to the hotel each?system, familiar with the function, position, and safety devices of the relevant equipment’s. Be able to offer solutions and suggestions to the problems.
協(xié)助參與每個(gè)系統(tǒng)的維修保養(yǎng)，并能熟悉其中相關(guān)設(shè)備的作用、位置、以及安全裝置等。能提出問題的解決方法和改進(jìn)建議。

SPECIFIC DUTIES?工作任務(wù):
1. Ensure the proper operation of hotel electromechanical equipment, and practice preventive maintenance, solve the breakdown timely
酒店機(jī)電設(shè)備正常，運(yùn)行可靠，保養(yǎng)到位，出現(xiàn)故障及時(shí)盡能解決 ????
2. Be responsible for the repair and maintain all telephones, CCTV fire-fighting, satellite TV and sound system.
負(fù)責(zé)檢修和維護(hù)好電話、監(jiān)控、消防、衛(wèi)星電視及音響系統(tǒng)。
3. ?Ensure the proper operation of the ?power supply、?hot/cold air supply and water supply and drainage、??fire?system.
確保供電、供熱、供冷、給排水及消防系統(tǒng)運(yùn)作正常
4. Be responsible for all the painting jobs in passages, lift hall, stores, guestrooms, and lanes within hotel area.
負(fù)責(zé)酒店大樓各通道、梯間、倉庫、客房及酒店范圍內(nèi)車道上路面標(biāo)志之油漆工作。
5. Responsible for all the furniture in the hotel and make wooden decoration, wooden articles and office furniture according to the needs of all departments.
負(fù)責(zé)修理酒店大樓內(nèi)一切家具，并根據(jù)各部門需要，制造木制裝飾品、木器或辦公室家具。
6. Carry out the preventive maintenance schedule.
確保例行保養(yǎng)檢查落實(shí)并實(shí)施
7. Ensure effective handling when having an electricity suspension?and other duties may be assigned.
確保緊急停電時(shí)有效處理,并參加緊急召喚
8. Ensure the safe and reliable operation of all electrical devices?and the lifts.
確保電氣裝置及電梯安全可靠運(yùn)行
9. Ensure the coolers and refrigerators in the kitchens reach standard temperature.
確保廚房冷庫、冰柜達(dá)到標(biāo)準(zhǔn)溫度
10. ?Ensure the cleaning and good electrical control of the chiller room and AHU rooms.
保證所有空調(diào)機(jī)房和新風(fēng)機(jī)房清潔及電氣控制良好
11. Check the public area, the temperature and the humidity rate of guest room. Proper control of air-conditioner system
巡視公共區(qū)域、客房溫度濕度，有效控制好空調(diào)系統(tǒng)
12. ?Maintain the operation of the air-outlet system, including the air exhausting of bathroom and kitchen, as well as the condition of belt
空調(diào)系統(tǒng)的送排風(fēng)系統(tǒng)運(yùn)行正常，包括衛(wèi)生間、廚房的排風(fēng)，皮帶的松緊
13．Necessarily maintain Mechanical equipment’s such like, the water pump, fire pump and brace and so on.
對生活水泵、消防水泵以及機(jī)械設(shè)備如管道支架、基礎(chǔ)等進(jìn)行必要維護(hù)
14．Regular check to the water outlet and?grease trap of the hotel area,?Supervise the contractor with the regular dredge ?it?timely if necessary.
定期巡視各區(qū)域的地漏排水口及隔油池，監(jiān)督管理外單位及時(shí)修復(fù)疏通
15. Daily check to the equipment’s in laundry?and?kitchen, follow-up with the repair. Supervise the contractor with the maintenance.
每天巡視檢查洗衣房及廚房設(shè)備，及時(shí)跟進(jìn)維修（或監(jiān)督維保單位及時(shí)修復(fù)）
16. Daily check to the equipment’s floor. Report to supervisor if any problem concerning Safe hidden trouble?is spotted
?對設(shè)備層做到每天巡視，發(fā)現(xiàn)安全隱患做到及時(shí)向上級反應(yīng)、匯總、分析和解決

17. Carry out the preventive maintenance schedule according to senior?Building Services ?Engineer / ?Building Services ?Engineer instructions; meanwhile check the result.
按照資深樓宇設(shè)備工程師/樓宇設(shè)備工程師的指示，執(zhí)行預(yù)防保養(yǎng)工作，并檢查保養(yǎng)結(jié)果
18. Shoulder the supervisor’s responsibility when he is not available, accomplish the job with team member and solve the emergency
上級主管休假時(shí)，主動(dòng)承擔(dān)主管的工作，帶領(lǐng)小組員工完成計(jì)劃內(nèi)工作或突發(fā)事件處理
19. Assist Building Services Engineer with daily assigned work, make full use of hands
協(xié)助樓宇設(shè)備工程師完成每天的工作分派，合理充分運(yùn)用人手

1. ?Follow-up the Service Request of other departments
跟進(jìn)各部門的工單
2. ?Reasonable control of standby materials, ensure the supply of repair material.
合理控制好補(bǔ)倉材料，確保維修材料的正常供應(yīng)
3. Carrying out the energy control plan.
執(zhí)行能源控制計(jì)劃
4. Improve associates’ operation skill, cooperate with colleague to carry out the daily 15 minutes training and professional training concerning emergency problem.
提高員工的技術(shù)水平，做好每天早晨15分鐘培訓(xùn)工作，并在工作上遇見實(shí)際問題也能做到及時(shí)有效的專業(yè)培訓(xùn)
5. Urge engineers to accomplish their Preventive and Maintenance plan
督促技術(shù)員完成PM的維保計(jì)劃
6. Assign daily routine job to engineers
分派技術(shù)員完成小組每日例行工作計(jì)劃
7. ?Other duties may be assigned when there are emergence thing in the hotel.
當(dāng)酒店發(fā)生緊急情況時(shí)響應(yīng)工程部的召喚
8. ?Other jobs may be assigned according to the instructions of senior?Building Services Supervisor. And Building Services Supervisor.
根據(jù)資深樓宇設(shè)備工程師及樓宇設(shè)備工程師的指示執(zhí)行其他工作
