工作職責(zé):
Manage the maintenance and repair of the hotel buildings, grounds and contents in a cost-effective manner and ensure the efficient and safe operation of all plant and equipment.
有效地管理酒店的建筑,室外地面和設(shè)施的維護(hù)保養(yǎng),并確保所有設(shè)備有效安全的運(yùn)轉(zhuǎn)。
1.Organizes and administers the Engineering Department, ensuring that effective work control and productivity are maintained, whilst using every means to increase productivity and reduce costs. Periodically assists in the reviewing of the manning figures, keeping a balance between under- and over-staffing so that all team members are fully occupied during their hours on duty, whilst balancing the need for overtime and the use of outside contractors accordingly.組織和管理工程部,確保有效的工作控制和保持高效率,用各種辦法提高效率和降低費(fèi)用。定期檢查人員編制,保持適當(dāng)?shù)木幹埔员闼袉T工在工作時(shí)間內(nèi)滿負(fù)荷工作,同時(shí)平衡員工的加班和相應(yīng)的使用外部承包商。
2.Directs and supervises the implementation of an effective Trouble Report system, together with other day-to-day works of general maintenance and repair to ensure that the building, its contents and its surroundings are at all times in first-class condition throughout. Identifies and arranges for all work necessary to maintain a high standard whether mechanical, electrical or civil, to be completed in good time.指導(dǎo)和監(jiān)督實(shí)施有效的重大問(wèn)題報(bào)告制度以及日常的維保工作,確保建筑物、設(shè)施和周邊環(huán)境一直處在非常好的狀態(tài)。在適當(dāng)?shù)臅r(shí)間安排對(duì)機(jī)械、電氣和裝飾維保,使它們處于良好的工作狀態(tài)。
3.Ensures that a full preventative maintenance schedule exists for every item of mechanical and electrical plant or equipment, including that of other departments such as laundry, kitchen, swimming etc. As well as major plant such as lifts, chillers, boilers, cooling towers, air handling units and fans, pumps, automatic control systems, etc. Incorporates these schedules into the development of a comprehensive preventativemaintenance scheme; directs and supervises the work of his team members and outside contractors in its continuous implementation.確保每個(gè)設(shè)備有完整的計(jì)劃維保時(shí)間,包括其他部門(mén)如洗衣房,廚房,游泳池等。還包括電梯、制冷機(jī)、鍋爐、冷卻塔、風(fēng)柜和風(fēng)扇、泵、自控系統(tǒng)等,把這些維保計(jì)劃綜合為完整的維保計(jì)劃。
4.Ensures that all items of plant and equipment are operated in a safe and efficient manner, during the periods required and in accordance with sound engineering practices. Closely monitors the effects of servicing and maintenance on their condition wherever possible. 5.The Chief Engineer is responsible for negotiating terms and conditions for all manufacturers/agents and service contracts with the assistance of the Controller. The Chief Engineer is responsible for budgeting and financial planning for the Engineering Department. Must be aware of the hotels financial targets and have a commercial awareness of the financial plan. The Engineer is directly responsible to the Manager of the hotel, for operation of the department according to the departmental financial plan and implement savings wherever possible without detriment to safety or guest satisfaction.總工程師在財(cái)務(wù)總監(jiān)的協(xié)助下負(fù)責(zé)所有維保合同的條款的洽談;負(fù)責(zé)工程部的預(yù)算和財(cái)務(wù)計(jì)劃。必須知道酒店的財(cái)務(wù)目標(biāo)。直接對(duì)酒店經(jīng)理負(fù)責(zé),根據(jù)財(cái)務(wù)計(jì)劃采取各項(xiàng)措施,在不影響客人舒適度和安全的情況下實(shí)施節(jié)能。
6.Co-ordinates and supervises the work of service contractors to ensure that the terms of all such contracts for major plant and systems are fully implemented. Ensures that all outside contractors and in-h(huán)ouse team member’s carry out their work, in accordance with and adherence to company, local and regional health and safety at work criteria.協(xié)調(diào)和監(jiān)督所有承包商的工作確保按合同內(nèi)規(guī)定的內(nèi)容全部完成。確保外來(lái)承包商和內(nèi)部員工按照公司、當(dāng)?shù)氐慕】岛桶踩髞?lái)完成工作。
7.Prepares lists of spare parts and materials required for the continued correct functioning of all items of plant and equipment, ensuring that an adequate stock is maintained. Organizes and supervises Engineering Storeroom, in implementing and efficient stores/inventory control.準(zhǔn)備設(shè)備和機(jī)房所需的備品和備件,確保充足的庫(kù)存。組織和檢查工程部的倉(cāng)庫(kù),實(shí)施有效的庫(kù)存管理。
8.Assists in assessing the long-term requirements of the hotel, includingoverhaul/rehabilitation programs or renewal/replacement works, etc. In conjunction with the Vice President, Engineering and Real Estate Department if applicable, advises the General Manager accordingly and assists in drawing up a comprehensive 4 or 5 year capital plan. 9.Studies and arranges for the implementation of all Health and Safety, Energy Control and Management directives.研究和布置健康和安全,能源控制和管理的措施的實(shí)施。
10.Keeps up-to-date records of all test certificates/licenses such as, but not limited to, electrical tests, pressure vessels, fire systems and panels, etc. Assists the Human Resources Manager in planning all team member-training needs for Fire / Health / Safety and Security issues where applicable.保持更新的各種檢查證件的記錄,比如(但并不局限于):電的測(cè)試,壓力容器試驗(yàn),消防系統(tǒng)等。協(xié)助人事部經(jīng)理計(jì)劃對(duì)員工防火/健康/安全方面的培訓(xùn)。
任職資格:
1.Having specialized knowledge on water treatment, hydraulics, mechanics,chillers, air flows, H.V.A.C., L.V., electronics, sound, TV, lighting, elevators, boilers, pumps, etc. 具備有關(guān)水處理、機(jī)械、制冷機(jī)、通風(fēng)、空調(diào)、弱電、音響、電視、燈光、電梯、鍋爐、泵等方面的知識(shí)。
2.To be capable for maintenance of all hotel building services including air- conditioning, ventilation, refrigeration, electrical installation, lighting system, plumbing system, boiler, laundry, kitchen, lift, fire protection, escalator, sound system, TV system, etc.能夠?qū)频甑脑O(shè)施設(shè)備進(jìn)行維保,包括空調(diào)、通風(fēng)、冷庫(kù)、電力安裝、燈光系統(tǒng)、泵、鍋爐、洗衣房、廚房、電梯、消防、扶梯、音響系統(tǒng)、電視系統(tǒng)等。
3.Possess knowledge of the requirements of government regulations and technical rules.了解掌握政府的要求和技術(shù)標(biāo)準(zhǔn)。
4.To be capable of following specifications for hotel services.能夠執(zhí)行酒店服務(wù)的要求。
5.Possess knowledge of energy conservation.有節(jié)能方面的知識(shí)。
6.To be capable of training the Engineeringteam member.能夠?qū)こ滩康膯T工進(jìn)行培訓(xùn)。
7.Should have at least 10 years experience in hotel/building services or other appropriate Engineering field.應(yīng)至少具有十年酒店的工作經(jīng)驗(yàn)或其他有關(guān)的工程領(lǐng)域。
