崗位職責(zé)/職位描述
工作職責(zé):1. Daily Operational Management日常運作管理
1.1 Work Order Control System工作單的控制
1) Complete daily Maintenance Requests to ensure that the works connected therein are satisfactorily completed within the shortest time possible.
完成每日維修申請單,確保維修工作在盡可能短的時間內(nèi)以滿意的質(zhì)量完成。
2) Follows-up reason for outstanding work orders.
跟進未能完成的維修單,寫下原因及跟進情況。
1.2 Control of All Mechanical & Electrical Plant管理所有相關(guān)設(shè)備機房
Monitor all M & E Plants during the shift period.
在當(dāng)班期間對酒店所有機電設(shè)備房進行監(jiān)控
1) Monitor all M & E plant of the hotel (at least twice) (Example: Chiller rooms, cooling towers, boiler room, pump room) and records. If any accident, takes direct control of affected systems and initiates remedial action as required immediately. And report to your supervisor directly.
在當(dāng)班期間定時巡視(至少兩次)相關(guān)重點機房(如:冷凍機房,冷卻塔,鍋爐房,水泵房等)運行讀數(shù)并作記錄。如發(fā)現(xiàn)異常,必須及時采取適當(dāng)?shù)拇胧┚S修和上報上級主管。
2) Regularly visit the lobby, restaurant, banquets, check the temperature and lighting and adjustment and maintenance timely.
每班定時巡視大堂、餐廳、宴會廳,檢查和記錄溫度,及時調(diào)整和維修。
3) Regularly inspections and records all cold room and refrigerators working temperature, timely adjust and maintained during the night shift period.
夜班定時巡視和記錄所有冷庫和冰箱溫度,及時調(diào)整和維修。
4) According to the procedures and plans, to properly operate chillers, free cooling and heating systems, has been to maximize energy savings and optimal quality of service.
按程序和計劃,合理運行冷凍機,冷板換和采暖系統(tǒng),已達到最大化能源節(jié)約和最優(yōu)服務(wù)質(zhì)量。
5) Ensure fast M&E reaction to emergencies such as fire alarm, etc.

2. Leadership領(lǐng)導(dǎo)
2.1 Sets and maintains service standards監(jiān)督由承包商負責(zé)的所有工作

2.2 HR人員管理
1) Fulfill the hotels and department policies, procedures and guidelines.
履行飯店和部門的政策、規(guī)章制度和指導(dǎo)方針。
2).Supervision and assist the work of associates and assist to do work with demands and high quality rule.
監(jiān)督和協(xié)助其它員工的工作,在必要的地方提供幫助,以保證工作按要求及以優(yōu)質(zhì)工程規(guī)范完成。
2.3 Store Management倉庫管理
Ensure the store according to the procedures and requirements for spare parts and tools and equipment send- receive recording.
保證工程倉按程序及規(guī)定進行零配件及工具設(shè)備的領(lǐng)用記錄工作。
3. Preventative Maintenance Scheme預(yù)防性保養(yǎng)
3.1 Preventative maintenance on related equipment at the pre-determined rates.
根據(jù)預(yù)先制定的標準對相關(guān)設(shè)備及服務(wù)設(shè)施進行預(yù)防性保養(yǎng):
1) To monitor and regularly record the chilled water, condenser water with the correct chemicals in the recommended concentration.
監(jiān)督與記錄用于冷凍水、冷卻水、 冷凝水的化學(xué)藥品的劑量,使之達到要求。
2) To regularly blow down the operating Cooling Towers at required.
按要求定期排去冷卻塔的污水。
3) To perform scheduled preventive maintenance, servicing, testing and repairs of Chiller machines, and other ancillary equipment related to the HVAC system.
按計劃對制冷機及其它與HVAC相關(guān)的設(shè)備提供保養(yǎng)、服務(wù)、檢測和 維修。
4) Repair, preventive maintenance and servicing of but not limited to the following:
進行維修保養(yǎng),主要有以下:
a) Cold Storage and freezers

b) Air-h(huán)andling units(AHU\PAU)

c) Air Ductwork, Fire Dampers

5) Regular check and maintenance pipeline and valve including emerging reaction.
定期檢查及保養(yǎng)管道、閥門的工作包括緊急復(fù)位。
Detail record the daily operation log book; analysis of the accuracy of readings and measuring instruments; contact your operation data and the actual situation to ensure that the efficiency operation of the facility; discussion with the supplier or the maintenance team and coordination of the difficulties of operation to take the right measures.
詳細記錄每日運行日志;分析讀數(shù)和測量儀表的準確性;聯(lián)系運行數(shù)據(jù)和實際狀況來確保設(shè)施的經(jīng)濟運行;與供應(yīng)商或保養(yǎng)隊討論和協(xié)調(diào)運行的困難以采取正確的措施。
3.2 Timely report any inappropriate and maintenance defects to the sections related. Promise solution to equipment defects.
及時地報告設(shè)備的不當(dāng)使用和保養(yǎng)缺陷給相關(guān)區(qū)域;對設(shè)備缺陷,提出合理建議。
4. Training培訓(xùn)
Actively participate in the training and learning and application of related technologies to improve their skills and qualification to motivate their enthusiasms. (At least once per month more than 30 minutes)
積極參加培訓(xùn)學(xué)習(xí)并應(yīng)用相關(guān)技術(shù),以期達至、提高各員工技術(shù)水平與資格,從中激勵工作熱誠。(每月至少一次30分鐘以上)

1) Assist other department personnel in fire prevention activities.
